Davison Road Industrial Land is a 56.21-acre industrial site located in the City of Burton, northeast of the City of Flint, Michigan. The property is 1.3 miles to I-69 access, less than 3 miles to I-475, and bordered to the south by Canadian National Railway with no mapped wetlands on the site. It is neighbored to the east by a GM processing center and to the west by a NorthGate logistics center.

  • There two smaller areas, adjacent to the designated 100-year floodplain, that are considered a 500-year floodplain with minimal flood hazard.
  • The west and southwest areas of the Site surrounding Gilkey Creek is determined to be a part of a 100-year floodplain (Zone AE), in which a 1% annual chance flood hazard is present.

Wetlands: No mapped wetlands on the Site

Topographic Elevation: Elevation of the site ranges between approximately 747 to 753 in the southwest corner, and 755 to 764 on the rest of the site (feet above sea level)

Soil Types: Conover loam (CvraaB), Colwood silt loam (Cp), Urban land-Crosier complex (UrbacA), Minoa loamy fine sand (MuA), Celina-Owosso sandy loams (CmB), Brookston loam (BroaaA), Metamora sandy loam (MlA)

  • There is a 50-foot easement for the 33” Genesee Sanitary Interceptor sewer based on a Site Investigation Report from 2007.
