In 2022 the site underwent a comprehensive desktop due diligence review through the VIP program, including a detailed site condition analysis, comprehensive information on utility providers and capacity, and a comprehensive report on site details.

Above ground structures: An unoccupied two-story brick home with a three-car garage is located in Parcel 2
Floodplain: No 100-year floodplain or 500-year floodplain on-site
Wetlands: The national wetlands inventory map does not indicate the presence of any wetlands on-site, except for the open drain’s classification as a riverine habitat
Topographic Elevation: Site elevations range between approximately 752’ and 778’ and are lowest at the south edge of the site
Soil Types: The USDA Web Soil Survey indicates the presence of various loams and sandy loams across the site

- Consumers Energy Company Easements (2)
- 30-foot wide easement running east-west and a 12-foot wide easement running north-south. These easements are located at 410 South Delaney Road on the property of the Owosso Township Hall, adjacent to the north end of the site. Impact to development should be minimal.
T&E Species: The property is located in Region 3 of the US Fish & Wildlife Service Threatened and Endangered Species Listings
Archaeological & Cultural Resources: The EDR NEPA Search Map Report did not identify any listings within a one-mile radius of the subject site

Provider: Consumers Energy
Current Service: An 8.32 kV (kilovolt) transmission line, capable of providing up to 3 MW of demand, runs along the east side of Delaney Road
Assumed Demand: 5 MW (megawatts) 3-phase electric
Recommendations: Up to 3 MW could be achieved with minimal upgrades. To meet the assumed demand of 5 MW, up to 7 MW could be achieved by tapping into the nearby 46 kV line on M-21
