Property Description
The Advanced Manufacturing District of Genesee County is in the heart of Genesee County, Michigan, a vibrant community within the 11-county Detroit Region. The area boasts a rich manufacturing heritage, a ready workforce, and all the assets an industrial user requires. The site includes approximately 1,009 contiguous acres and direct access to a water line to Lake Huron currently permitted at 85 million gallons per day (MGD). The site offers proximity to many transportation assets, including:
- Rail (CSX and CN)
- North, South, East, and West Interstates (I-75 and I-69)
- Air (Bishop International Airport & Detroit Metropolitan Airport)
The Mundy Township Mega Site is currently primarily used for agricultural purposes. However, this flat greenfield is primed for development and the local municipality has committed to rezoning through an expedited, fast-track process.
In 2023, the site underwent a comprehensive due diligence review through the VIP program, including a detailed site condition analysis, comprehensive information on utility providers and capacity, and a comprehensive report on site details (full report in the document library below).

- Wetland soils are found across approx. 1/3 of the site, particularly the southern portions of the site.
Topographic Elevation: Site elevations range from 836 (Northeast) to 822 (Southwest)

- Bw – Brookston loam (34.3% coverage)
- CmB Celina-Owosso sandy loam (1.0% coverage)

T&E Species: Federal Endangered Species from US Fish and Wildlife for Genesee County, MI:

- Northern Long-Eared Bat (Myotis Septentrionalis) – Endangered
- Eastern Massasauga (Sistrurus Catenatus) – Proposed Threatened
Archaeological & Cultural Resources: No known mapped or unmapped sites were found in EDR search of available
government records within the search radius around the target property at the time of search. Previous archaeological surveys within the general vicinity of the planned site identified no archeological sites at the time they were conducted.

Electric

Current Service: 3-phase distribution along county roads and high voltage 46 kV transmission on site
Assumed Demand: 50 MW 3-phase baseline demand
Recommendations: Consumers Energy offers creative solutions to meet high voltage energy requirements. All facilities will be sized to meet the electric needs of the customer.

Current Service: 6-inch medium pressure gas distribution mains available adjacent to site along Linden and Hill Road
