Property Description

Canton Distribution Center is a 36 acre site just west of I-275 in Canton Township, MI. The site is less than one mile from I-275 access and less than 6 miles from both Detroit Metro Airport and Willow Run Airport. A Phase I & II Environmental Site Assessment were completed in 2022 and recommended that no further assessment or investigation were warranted at that time.

In 2023, the site underwent a comprehensive due diligence review through the VIP program, including a detailed site condition analysis, comprehensive information on utility providers and capacity, and a comprehensive report on site details (full report in the document library below).

Wetlands: US Fish & Wildlife Service maps do not show any mapped wetlands on the Site, but the EGLE Wetlands Map Viewer indicates that portions of the Site contain wetland soils and were historically identified as wetlands. The site has minimal wetland impacts based on recent wetland delineation sketch which is available for review with the owner.

T&E Species: The US Fish & Wildlife Service IPaC database lists nine (9) Federally Threatened, Endangered, Proposed Endangered, or Candidate species as potentially being impacted by activities on the Site.

Archaeological & Cultural Resources: At present there is one previously recorded architectural property and one previously recorded archaeological site located within one mile surrounding the site.
