Property Description

Flint Commerce Center is strategically located in the Metropolitan Flint Market, just 5 miles north of Flint GM Assembly and Bishop International Airport. FCC’s
excellent access to I-475, I-69, and I-75 provides companies reduced transportation costs, excellent visibility, and enhanced marketability. The Site is the former location of a General Motors (GM) manufacturing plant (“Buick City”) that ceased operation in 2010 and the above ground structures have since been demolished.

In 2023, the site underwent a comprehensive due diligence review through the VIP program, including a detailed site condition analysis, comprehensive information on utility providers and capacity, and a comprehensive report on site details (full report in the document library below).

Topographic Elevation: Site elevations are between 720 feet and 756 feet above sea level

Soil Types:

  • Urban land – Udorthents complex, 0 to 6 percent slopes
  • Conover loam, 0 to 4 percent slopes
  • Urban land – Williamstown complex, 0 to 6 percent slopes
  • Urban land – Crosier-Williamstown complex, 2 to 6 percent slopes

Easements:

  • The Site contains numerous streets and alleys that have been vacated by the City of Flint, with possible public utility easements retained
  • There are numerous utility easements across the Site. Contact the owner to review the ALTA survey for more information

T&E Species: The full list of species can be found in the due diligence report; an ecological assessment is recommended to determine if habitat for any State of Federal Threatened or Endangered species exist on the Site and what regulatory requirements or developmental guidelines may apply

Archaeological & Cultural Resources: At present, there is one previously recorded architectural property within the Site and/or the immediately surrounding parcels (it has not been evaluated for National Register of Historic Places eligibility) and one known archaeological site located within the Site and/or the immediately surrounding parcels (SHPO has determined it is not eligible for the National Register of Historic Places)
