This industrial-zoned site has no 100-year or 500-year floodplains. Future Land Use: The site is zoned for an industrial user, and no changes are anticipated.
Site Conditions
Greenfield or Brownfield: Greenfield
Above ground structures: There is a two-story home with an attached garage and a Quonset hut structure on the northwest corner of the site.
Floodplain: No 100-year floodplains or 500-year floodplains on the site.
Wetlands: A large area of wetlands is located along the south and eastern portions of the site, approximately 17 acres.
Topographic Elevation: There is approximately 55 feet of elevation change across the site, with surface elevations varying between 870 feet to 925 feet above sea level.
Soil Types: In general, The USDA Soil Survey map indicates the presence of various sandy loams, loamy sands, and complex soils throughout the northern areas of the site. Much of the southern areas of the site where regulated wetlands are located are composed of muck soil.
Easements:
- 12 ft. wide DTE Overhead Electric Easement
- Easement agreement with Brighton Township through areas of the Brighton Township owned parcel bordering the site to the south

Archaeological & Cultural Resources: The EDR NEPA Search Map Report did not identify any listings within a one mile radius of the subject site

Current Service: The property is served by overhead lines that run north-south with capacity up to 3 MW
Assumed Demand: 5 MW 3-phase electric
Recommendations: Additional capacity could be needed for a heavy user. Compare the development demand needs with the available supply as early as possible in the project
Natural Gas
Provider: Consumers Energy
Current Service: Existing 4-inch gas main along Pleasant Valley Road with a maximum allowable operating pressure of 60 psig
Assumed Demand: 7,500 mcf/month
Recommendations: Existing infrastructure can meet the assumed baseline demand
Water
Provider: Deep well or the Fonda, Island, and Briggs Lake (FIB) Water Authority may be able to service the site
Current Service: The nearest FIB Water Authority water main available to tap is approximately 0.25 miles south of the site
Assumed Demand: 100,000 GPD
Recommendations: Conduct onsite testing to determine the capacity of the property’s groundwater resources for upgrading the well capacity of the site. Access to municipal water may be feasible for the future of this site, but it will require a line extension to the existing FIB Water Authority system.
