The Pontiac Trail site is a 21.16-acre industrial site in Milford Township, MI. The property is 3.3 miles to I-96 access, 5 miles to M-59, and 7 miles to US-23 with site access on Pontiac Trail and Moviter Drive.     Above ground structures: Per topographic survey performed by Atwell dated 11/24/2020, the only above ground structure identified was an existing utility pole located on Parcel 1 that has since been relocated per plan information.

    Floodplain: Per the Federal Emergency Management Agency (FEMA) Map No. 26125C0464F (effective date 09/29/2006) the site lies within Zone ‘X’, defined as an area of minimal flood hazard.

    Wetlands: Existing wetlands located in Parcel 4; wetlands located on the backside of the regional detention basin, so no wetland impacts are anticipated.

    Topographic Elevation:

    • Plan information prepared by Atwell dated 04/09/2020 indicate that the site slopes from south to north with elevations ranging from 954 to roughly 946 w/ lower elevations near the perimeter to the north.
    • The site has been mass graded for building. Parcel 3 has slopes ranging from 954 through 946 at a roughly 2.5% constant slope from south to north.
    • Parcel 4 has been flattened to ~946 w/ steeper slopes tying back into the existing topography near the northerly and westerly property lines as well as the frontage w/ the regional detention basin.

    • 11B – Capac sandy loam, 0 to 4 percent slopes (HSG C/D)
    • 44B – Riddles sandy loam, 1 to 6 percent slopes (HSG B)
