Property Description
The Romulus Distribution Center site is 287.5 acres of mostly vacant and undeveloped land intended for industrial development. The site is rail accessible and is located close to I-275, I-94, Willow Run Airport, Detroit Metro Airport, and a large, skilled talent pool.

Zoning and Land Use
Zoning: M1 – Light Industrial; R1A – Single Family Residential. The industrial development is planned to be contained within the portion of the property that is already zoned M-1.
Current Land Use: The smallest three parcels listed were used for single family residential. The fourth parcel listed is vacant, undeveloped land. The fifth parcel listed is undeveloped and is a former landfill that was most recently used to store and move pallets. The sixth parcel is undeveloped and was partially used for a landfill.

Wetlands: Most of wetlands are within a conservation easement. Those not within the conservation easements range in size of approximately 0.5 to 4.8 acres, and total approximately 13.5 acres.
Topographic Elevation: Site elevations generally stay between 665 feet and 675 feet above sea level

- Landfill material = soils with foreign debris, including “steel, rubber, plastic, glass, cinders, brick, asphalt, and wood.”
- Cap material = clay soils overlaying landfill soils with limited to no foreign material
